Marketing Program

When your property is managed by Sandpiper Property Management, it is immediately exposed to the entire market.  Our vast marketing network is among the most aggressive in the market.  We post our listings to multiple websites, newspapers, social media, relocation boards, corporate directories, employment companies, etc.  This vast network ensures total market coverage.  Our #1 goal is to fill your vacancy as soon as possible.  Through this we try to bring in numerous applications for each available unit so we can be as selective as we want when approving a tenant.

Sandpiper Property Management believes this is the cornerstone of successful management.  Selecting the correct tenant will improve every aspect of both your property and your bottom line.  We use an 8 point check list when approving an applicant.

  3. Prior landlord verification
  4. Employment verification
  5. Unlawful detainer check
  6. Income verification
  7. Bankruptcy/Lien check
  8. Personal Interview 

When we have an applicant that passes this checklist, we present them to the owner for final approval.  As the owner, you have the option to make these final approvals or allow us to select the tenants on your behalf.

Maintenance Staff

Sandpiper Property Management has a fully licensed and insured maintenance staff dedicated to maintaining your property.  This team has expertise in plumbing, electrical, general construction, cleaning, painting, etc.  Utilizing this full time staff increases response time and lowers total cost because you eliminate the use of various subcontractors and various companies.  As a property owner you can elect to use this service or we can continue to use your vendor list when maintenance request come up.

  • Handling slow or non paying tenants.             
  • Filing 3 day notices to pay rent or quit, 30 day notices to vacate, or unlawful detainers.
